Three routes are relevant to property owners. Thresholds and criteria are set by the UAE government and can change.

10 years

Golden Visa

Property valued at AED 2 million or above

The long-term route most Palm Jebel Ali owners qualify for. Renewable, and can extend to immediate family and domestic staff subject to the prevailing rules.

2 years

Property Investor Visa

Valid title deed — AED 400,000 minimum share if jointly owned

Available to owners holding a title deed. Sole ownership of any value can be eligible. A Dubai Police clearance is normally required.

5 years

Retirement Visa

Property valued at AED 1 million or above, applicant aged 55+

A dedicated route for owners at or over 55, assessed against property value and the prevailing financial criteria.
